The Hero Shot

A "hero shot" is the main shot of your property that is showcased to your potential buyers. Using the right or wrong hero shot can make or break your marketing campaign respectively. I try to take these shots directly in front of the house on a bright sunny day. If the weather isn’t ideal and the photos are taken on a overcast day blue replacement skies can be added to mimic the look of a sunny day.


The Kitchen

Every room in a house is important when it goes to market. Poor lighting, peeling paint, and clutter all detract from the appeal of a property, whether in the living room, bedrooms, or laundry. So, it is important to make sure each area is prepped properly for showing – and for the camera lens. For many agents, sitting atop the list of rooms that make for the most impact is the kitchen.


It’s all in the details

You’ve heard the expression: the design is in the details. Detail shots come in to really complete the picture. These photos are the most useful when a property has very charming details and decoration, or to highlight an amenity. 

They help potential buyers complete the image they have in their mind’s eye. They can communicate a host’s personality or a hotel’s client service.


your Window of opportunity

Photographing rooms with windows is probably the most challenging aspect of real estate photography. The extreme dynamic range created by a dim interior of a home contrasted with the bright daylight of the outdoors makes for a difficult exposure. Capturing detail in a window adds a finishing touch to a room and allows a prospective buyer to see what the eye will see before an in home tour.

This places a burden on real estate agents to include valuable content in their online listings to make them both attractive and beneficial for potential buyers.
